Parking Area Construction, Repair, And Maintenance

For parking lots across Long Island, we have provided planning, new construction, repair and maintenance services from our team of parking area experts. John McGowan & Sons parking area services include:

Power Sweeping

Existing pavement surfaces are swept and thoroughly cleaned by using mechanical sweepers and walk behind blowers. All sand, dirt and other foreign materials are collected and disposed of off site. All of our sweepers are equipped with side and rear brooms and spray attachments provide a continuous stream of water when the sweeper is in operation, making the cleaning ability even more powerful.

Crack Filling

When filling in cracks in existing parking areas, a hot asphalt rubber sealant material is placed in between joints and cracks. Most cracks that are ¼” to 1” wide in existing pavement and hot asphalt can be filled and repaired. Prior to the application of hot asphalt rubber sealant or asphalt, all joints and cracks will be thoroughly prepped – our team will clean to remove dust, dirt, grass, moisture and foreign materials. As a side note, this type of project must be planned for – for the best results, all traffic should not be allowed to travel on freshly sealed joints and cracks until the material has sufficiently cured.

Seal Coating

To begin our seal coating process, all of the existing pavement is thoroughly cleaned of all foreign material. Following the cleaning, an application of Velvetop Sealer is applied using fine brushes that are specifically made for the sealing process. As with all of our projects, we take the time to pay attention to the details, ensuring that special attention is made not to get sealer on any and all non paved areas.

Tac Coating

During the tac coating process, a tac coat material, which consists of an emulsion based material, is applied to the surface of the area being treated. Before we apply the tac coating we ensure that all areas are completely clean and free from all dirt, sand and any other foreign material. The bituminous tac coating material is applied using a pressure type distributor or an approved equal.

Hot Oil And Stone

To start this process, all surfaces are cleaned of all dirt, sand or any other foreign material. Cleaning is professionally performed with a municipal road sweeper or a walk behind blower. After the cleaning, we apply a single coat of hot oil emulsion with a pressure type distributor. Once that material meets the proper tackiness, the colored stone of your choice is applied. After the initial uniform application of stone has been applied, the stone is hand raked in place. Finally, we roll stone in place until all needed areas are sealed.

Road Construction, Repair, And Maintenance

At John McGowan & Sons, Inc., we have provided premium road construction, road repair and road maintenance services to homes and businesses on Long Island for 89+ years. We specialize in:

Asphalt Road Paving

We shall place type 6 or type 7 asphalt by using state of the art paving equipment. By constructing a paving course to a thickness of 1 ½”- 2” depending upon conditions set forth. Compaction shall be completed by using vibratory rollers weighing between 5-10 tons. Rolling and compacting shall continue until all areas are sealed and free of lines.

Asphalt Reclamation

A pavement rehabilitation in which the full flexible pavement section and a predetermined portion of the underlying materials are uniformly crushed, pulverized and blended. Once the pavement has been reclaimed, a series of grading and compacting takes place. By using road graders and vibratory rollers we shape and compact all areas to meet required compaction.

Asphalt Resurfacing

We shall place type 7 asphalt by using state of the art paving equipment. By constructing a paving course to a thickness of 1 ½”-2” depending upon conditions set forth. Compaction shall be completed by using vibratory rollers weighing between 5-10 tons. Rolling and compacting shall continue until all areas are sealed and free of lines.

Milling

Shaping and removal of portions of existing pavement surfaces by a cold milling process.

Manhole Installation

All existing castings will be removed and reset to required grade. All areas must be clean and free of all debris and road-paving materials. Manhole frames will be set in Portland cement mortar. Covers must be accurately set to finished grade.

Concrete and masonry Construction, Repair

In towns across Long Island, we are best known for our professional masonry and concrete work – from custom backyards to commercial workplaces. Our masonry and concrete services include:

Concrete Slab

Concrete slab services start by removing existing material as required. This is followed by fine grading and compacting the sub base with vibratory equipment, and then placing concrete in a depth of 4″-10″ slabs. With this type of project, the concrete strength shall range from 3,000-5,000 psi depending upon the requirements set forth at the beginning of the work. All concrete is reinforced with wire mesh as required.

Concrete Curb

With concrete curb projects, we start off by excavating a new trench, followed by compacting existing sub base and establishing grade. Next, wood forms are set along a string line set in the project’s field. Concrete is then placed between the forms with expansion joints set every 20 feet. At the end of the job, forms are removed and the wood is floated to meet  the desired finish.

Concrete Pavers

When working with concrete pavers, all existing material is excavated 6″-8″ in depth (depending upon soil conditions). After the excavation, we install graded base aggregates to the desired depth and then compact the aggregate with a vibratory plate compactor in lifts to achieve proper compaction rate. Next, we install 1″ of fine Long Island sand. We then set new pavers in the desired pattern decided prior to the installation. After the savers have been set our team will sweep in additional sand between all of the paving stones as needed. To set the stone we compact them in place using a vibratory plate compactor. This process is repeated until all of the joints are set and filled with sand.

Curbing (Granite/ Belgium Block)

When curbing with granite or Belgium block, we start by excavating a new trench and prepare the subgrade to meet the proper elevation. Next, the curb block is placed in 4”-6” of concrete. Finally, we set a mortar (made from a mixture of cement and sand) for the joints in between the adjacent curb blocks.

Paving Stones

When working on a paving stone project we start by preparing he entire area for the stone installation. The proper excavation of the area allows for placement of a foundation. A stone bedding is leveled and prepared before installing the paving stones. The paving stones are then placed at a 90-degree angle according to the chosen design.

Aprons (Granite/ Belgium Block)

When working with aprons, we start by excavating and removing all existing material to a depth of 10″-12″, depending upon the sub base material. A new concrete slab with wire mesh steel reinforcement is installed next. Finally the aprons are installed, set and pointed by using a mixture of Portland cement and sand.

Stone masonry walls

At John McGowan and Sons we provide complete masonry services – from the initial planning to placing the final stone or brick into place. We offer masonry expertise on new projects, restoration projects and repairs. As always, we offer free estimates on all masonry work.

Retaining Walls And Keystone Walls

Performed by first excavating a new trench at 8”-12” in depth. We then remove excess fill material from the site and compact new base material using a vibratory plate compactor. When the compacting is complete we install geogrid mesh every 2-3 courses, depending upon requirements set forth. All compaction shall be done in 2 to 4 inch lifts, followed by the placement of stone units side-by-side, set level in all directions. We back fill the wall with clean granular fill or gravel, as agreed upon. A filter fabric is installed between the fill and wall stone to prevent wash through. Finally, we add a wall cap as desired and agreed upon.

drainage and sanitary systems installation

At John McGowan & Sons, we are Long Island’s drainage and sanitary system experts. From system installations to replacements, we will expertly design and install the following solutions for your home or business:

Catch Basin Installation

Used for the purpose of drainage. Storm water enters through a grate and then down into the structure. We excavate and remove existing soil as needed to set catch basin. After setting the basin, a new cast iron frame and grate is set at established grade by using Portland cement and sand mixture.

Cesspool Installation

A private sewage system that when installed allows sewage from the house to flow into a tank where the liquids filter through openings in the rings and are absorbed into the earth. The top of the cesspool is provided with a tightly fitted concrete lid.

Trench Drain Installation

Trench drain systems shall consist of a concrete channel set in a concrete footing. Cast iron grates are set in a steel reinforced frame painted black. Trench drains are most commonly installed to eliminate existing drainage issues in a yard, driveway or parking lot that can cause water problems inside of a home or business. Our trench professionals expertly plan, excavate, prep the area and pour the concrete footing(s) to properly install new trench drains.

Drywell Installation

Dirt is excavated and removed in order to install precast rings. Once excavation is completed by our experts, new precast rings shall be installed. Excavation depth shall be determined based on the evaluation of soil conditions on site. Excess soil and unsuitable material shall be removed from the site during the excavation phase of the project. Clean granular fill or gravel shall be back-filled around all precast to a maximum depth of 18’.

Clearing and site preparation – We offer complete golf course site preparation and course development, including the removal of any old or existing infrastructure, the clearing and disposal of all debris, and soil excavation and removal.

Erosion Control – Erosion control is important, and we know that today’s environmental awareness is of the foremost concerns on each of our golf course projects. We can implement the conditions of any permit required for construction or assist in designing and implementing one.

Mass Grading – We have all the necessary equipment to move all the topsoil or rock to shape the golf course.

Finish Grading and Grassing – Our golfscape experts provide the critical knowledge and experience in building greens, tees, and bunkers to make your vision a reality.

Site Amenities – Our crews can install cart paths, build parking lots, grade clubhouse and infrastructure facilities, and install bridges. There are many facets to a complete golf course project and we are capable of building or assisting in them all.

Synthetic Greens Installation – according to the manufacturer’s specifications, we will excavate the existing green to necessary depth and install synthetic green while tightly securing the edges.
